Most commercial construction, custom residential, and industrial projects need architectural plans. However, not every project that we undertake requires architectural plans. If your project needs plans, we will help find the perfect architect for your project, or we are happy to an architect of your choosing.
Most building projects require a permit. Sometimes they require multiple permits from different levels of Government. Those may include permits from city, county, state, and federal agencies. If your project requires a permit, you can expect that Murphy Construction will fill out the permit application, review it with you, and file it for you. Once approved you will need to pay the permit fees. As inspections occur, Murphy Construction will work with the inspectors to schedule inspections and to walk through the inspection.
This is a question that almost everyone asks. In the design phase of the project, it is difficult to provide an exact answer. Once the plans are drawn up, the project must be priced out based on the supplies that the plan requires. Prices of supplies also fluctuate making it difficult to price projects. Some projects cost more because they need site work, such as installation of utilities, or because building codes have changed, and you have to upgrade water and sewage lines as part of your project. Those are all costs that must be considered before the project begins. At the start of the project, you will understand how much your project will cost, where you can expect prices to change, etc. We are always here to help answer questions.
If you want the project changed, Murphy Construction will work with you to handle all changes. It is our job to inform you of additional costs and additional time that each change will make. Changes may require new permitting, and also the deconstruction of work already completed. It is always our goal that you be 100 percent happy with the project when it is finished. Changes will be covered by an addendum to our contract so that both parties understand exactly the scope of change that is to occur.
For New Construction Projects and Renovations, Should I Choose a Building Contractor Before I Draw Up Plans?
The answer to this question depends on the project. Most often, a property owner works with a contractor before the plans are drawn up as the architect may have questions that only a building contractor can provide. This can save the property owner a significant amount of money on plan creation.
Zoning and Regulations for all building projects are part of the permit process. Murphy Construction will help identify the zoning requirements and help make sure that all of the building regulations are met before the permit is filled out and filed.
One benefit of working with Murphy Construction is that we pride ourselves on our ability to communicate. At each stage of the project, we will inform you of the work that is complete, the new work about to begin, and the time frame for the portion of the project on which we are working. If there is a problem, we will inform you of the problem, the correction, and the time that it will take to correct the problem. If you notice a problem, we encourage you to bring it to our attention. We will validate your concern, and if needed begin the process above to inform you completely of our plan of correction.
Our commitment to your project does not end when the project is complete. We work with you after the project to answer all of your questions, and if there is a problem, to rectify it. At the conclusion of your project, we will orient you to all of the working equipment, such as HVAC so that you comfortable with how to best use your new building. We are available to help by phone or in person.
